Location Due to its privileged geographical location, it is the perfect property for people who either want to reside, use as a second home, or provide a rental income. It provides an excellent base to explore the South of France, with its picturesque towns, their weekly markets full of mouth-watering food and drink or relax on the beautiful beaches of the Mediterranean, which are less than 25 mins drive away. The house is situated in a quiet one way road, within easy walking distance to the town shops and twice weekly market. The house is also within ten minutes’ drive of the Spanish duty-free shopping town of Le Perthus and provides a gateway into the Catalan region of Spain, with Figueres 20 mins, Girona 40 mins and Barcelona a further 90 minutes away by car. In the winter the ski resort of Font-Romeu is just 107 km away and connects you to the higher Pyrenees slopes. An additional skiing option is the Andorra valley (a further 90 mins away) which also offers duty shopping. Access Air - The close proximity of Perpignan airport makes reaching Le Boulou, extremely easy. The airport provides services to and from Paris, London, Southampton, Birmingham and Dublin. Girona airport, (70 km away) is one of Ryanair’s main hubs with daily connections to most European countries. Other airlines include EasyJet, TUI and Jet2. Rail - The famous Gare de Perpignan provides TGV rail connections to all cities in France (Paris 14 trains/day) and most other European countries (Barcelona 5/day) (London 14/day). Road - Access to the E15 Mediterranean motorway is just three kilometres away to the west of the town and provides easy access to the towns, cities and airports on its route through Spain, France and Italy. For example, Valencia 512 km, Saint-Tropez 440 km, Monaco 515 km, Pisa 853 km. Locally, a subsidised bus service (1€ single fare) from the centre of the town takes you to either Perpignan, the coastal town of Argeles or to the Spanish border town of Le Perthus. These towns are also easily accessed by car via the local “D” roads (No tolls). A local free vignette bus also runs from the centre of the town to the larger supermarkets (Lidl and Leclerc) on the east side of the town or to the famous Spa and thermal baths on the south side. French doors open out onto a Juliet balcony. Un-overlooked with views of the Pyrenees. Heating/Cooling via a/c split inverter. 2nd and 3rd Bedrooms (1st Floor): Both double bedrooms approx. 13 m², both to the rear of the house with large windows overlooking the rear garden. The river Tec flows pass the bottom of the town taking melted snow from the Pyrenees and provides ideal fishing, hiking/biking trails and walks to other towns up and down the river.
